Swollen Inventory Creates Opportunities for Buyers
It will come as no surprise to sellers who have property on the market, but for the rest of you who are interested in what is happening... The inventory of properties for sale is swollen, making it a very challenging market for sellers. This gives buyers a vast array of choices to consider when choosing a property. The expanded inventory is causing sellers to competitively position their properties in the marketplace by reducing prices or making improvements to their properties. Full article>>

| Protect Your Home from Freeze Ups |
|
| 5 Simple Steps for Second Homeowners
Are you a second homeowner? Follow these important steps to protect your home from freeze ups in between visits:
 1. Keep your thermostat set at a minimum of 55 degrees. Your pipes are located within walls and cabinets that stay cooler than the main temperature in the room, so a setting lower than 55 may not be sufficient to keep your pipes from freezing.
2. Sign up for automatic delivery with your fuel company. Time can slip away from you when you're not at the house, and running out of fuel is a common cause for freeze ups.
3. Keep a path shoveled for the heating companies to ensure deliveries. Hire a plowing contractor that will also keep the path to the fuel or fill tanks clear for the delivery person. Full article>>

Featured Activity: Black River Academy Museum
This local gem is often admired from a distance for its stunning architecture, but not as often visited for its contents. Did you know that President Calvin Coolidge was a member of the class of 1890 of the Black River Academy? While this is certainly an important aspect of the history of the Academy, and something for Ludlow to be proud of, there is so much more to learn at the BRAM, home of the Black River Historical Society. Shaws Receipts make a Big Difference for Loal Charities
Your Shaw's grocery store receipts can add up to big bucks for local charities like the Springfield Humane Society and New Beginnings. Shaw's will donate 1% of your purchase total back to the non-profit group that submits your receipt. It's easy to participate: just save your Shaw's receipts and drop them off (or mail them) to our office. We'll take care of getting them to the local charity. Any receipt dated after January 1, 2007 qualifies. One of our Team Members, Holly Phelps, recently assisted the Springfield Humane Society by organizing and adding up some of the receipts that they had collected. She bundled $50,000 worth of receipts, which turns into $500 for the Humane Society. The receipts make a HUGE difference to our local charities and we thank you for taking the time to drop them off to our office. Full article>>

| The Goodwill Project |
|
| Making a Difference
Thank you to all of our clients and customers who enabled us to give back to the community through "The Goodwill Project" in 2008. Betty McEnaney created this program in 2003, and we've been donating 5% of our commission from every sale to a local non-profit organization of our buyer or seller's choice ever since - over $105,000 to date. Click here for a list of all of this year's buyers, sellers, and Goodwill Project recipients.
