The Selling Process

Initial Appointment

At the initial appointment, one of our agents will meet with you and explain our services in detail. You can go over your property’s features with the listing agent and we’ll gather some basic information to compile a detailed Comparative Market Analysis, to help you price your home.

Gathering Information

After the listing has been signed, we’ll gather your deed, tax information, maps, and whatever permit information may be on file with the town office to provide to buyers. We’ll ask you lots of questions so that later, when a buyer asks a question, we will have the answer. We’ll also take multiple photos of your house for advertising purposes, including the photos that we will use to create the Virtual Tour of your home.

Advertising

TrainMultiple Listing Services - We’ll be entering your property into both Multiple Listing Services in our area, which will advertise it to the most important group of people to reach – other REALTORS. We research your property in depth and enter the maximum amount of information into the MLSs – not the minimum – so that we have the best chance of getting the right buyers into your house, whether they’re working with our office or with another real estate office.

Realtor.com – Realtor.com is the number one ranked homes-for-sale site in the nation. We will advertise your property on this site with multiple photos, a detailed description, and a Virtual Tour of your home, not just the basic one photo with little detail.

Our Website – Your property will be a “featured property” on our website, again with multiple photos and a Virtual Tour.

Internet – In addition to the websites mentioned above, we may also link your property to sites such as Yahoo! Real Estate, depending on your property type.

Print – We advertise in New England Showcase and The Message.

Showings

During the listing appointment, we’ll talk to you about the best way to set showings. We understand that your needs may vary depending on whether you are primary or secondary homeowner, or if you have pets that need to be relocated or an atypical work schedule. After the showing, we’ll be in touch with feedback.

Negotiation

We’ll help you to objectively analyze buyer offers on your house, and coach you though the negotiations. Remember that our prime objective is to get you the best price and terms possible.

Under Contract & Closing

Depending on the terms of your sale contract, this can be a very complicated phase of the sale. Most buyers will be having a property inspection (often resulting in additional negotiations) and will be securing financing. We have professional office staff dedicated to ensuring that things go smoothly during this period.
