Will the Listing Agent be showing my property?
Not necessarily. Our office is structured so that any of our agents can show your property. This means that your property will be shown even if your listing agent has a conflicting appointment. Your listing agent will give our entire office a tour of your home, so that each of our agents is well versed in its special features.
Why are so many other offices showing our home?
Because we’re doing our job – marketing your home to other REALTORS. They’re the single most important audience that we market to, and the reason why it’s so important to be a member of the Multiple Listing Service. Many buyers have established relationships with agents working for other offices – it’s our job to get enough information to other agents to get those buyers into your home.
How does "co-broking" work?
When another area office has a potential buyer for your home, they set the showing up through our office. We send an agent from our office to ensure that your home is properly presented, and we’ll follow up with the co-broke agent after the showing for feedback. If a sale ensues, we will compensate the co-operating office out of our commission – it does not cost you more commission if the buyer is working with another real estate office.
Should I be home for showings?
No. Buyers feel as if they’re intruding if you are in the house, and may rush through without getting a true appreciation for your home. They are less likely to voice objections about the house, which deprives us of the chance to counter them. If you have pets that may bother an allergic or nervous buyer, and you can arrange to have them out of the house as well, please do so. We will be sure to leave the house as we found it when the showing is over.
How effective is print advertising?
With increased access to the internet, most buyers are now looking online to find their next home. We continue to rotate our inventory through several local print publications, but our main focus is on what gets results – online advertising aimed at buyers, and subscriptions in two Multiple Listing Services to advertise to other REALTORS.
When an offer is made on my house, who will contact me?
Your listing agent will typically be the one to present any offers made on your property. However, if your listing agent cannot be reached, another agent from McEnaney & Company will contact you to present the offer. You always have the option of waiting to consult with your listing agent before responding to an offer if you so choose.
What is a Multiple Listing Service?
A Multiple Listing Service is an on-line database of real estate listings which can only be accessed by REALTORS and appraisers that subscribe to it. This pools all of the area listings so that other RELATORS can easily access detailed information about your home and forward it on to their buyers. Our area is actually served by two different Multiple Listing Services, and we’ve made the investment to subscribe to both in order to bring you the best service possible.
