The Buying Process

Getting Pre-Approved
If you intend to finance your purchase, getting pre-approved by a qualified lending institution is the best place to start. Not only will you establish a comfort level about the price range that you can purchase in, but any offer you make will be more attractive to a seller. We strongly recommend that you use a local lender, as out of state lenders often have a difficult time qualifying properties in our rural area.  Reputable local lenders with experience in Vermont Real Estate can qualify the property and secure your financing in a timely manner, saving you stress.

Searching the Multiple Listing Service
All of our agents have invested in subscriptions to both of the Multiple Listing Services (MLSs) in our area, not just one. This means that we have detailed information on more listings so that you don’t miss out on your dream home.   We'll talk to you in depth about what you are looking for, and then we'll search both MLSs for you.  You'll be provided with information on matching listings by email, regular mail, or by sitting right here in our office!

Setting up Showings
When you’re ready to see homes, let us know which properties you want to see and we’ll handle the rest. There’s no hassle of calling multiple offices to set appointments – we do all the leg work. We have the ability to show you any property that you identify, not just our own listings.

Looking at properties can be overwhelming. We’ll give you tips on remembering what you see and keeping track of your favorites. As we spend time together, we’ll learn what appeals to you (or what doesn't) in a property, and we will tailor future searches so that we’re getting you into the homes that are the closest match for your needs.

Making an Offer
Your agent will help you to understand the process and will guide you through the paperwork involved in making an offer.

Going Under Contract
Once you have reached an agreement with the seller and the contract is signed, you will be “Under Contract.” We’ll provide you with contact information for inspectors and attorneys and help you through all the details as you approach the closing. Because this is a complicated period during a transaction, we have staff specifically dedicated to making sure that the under contract period goes smoothly for you. We’ll be tracking your contingency dates on the contract, keeping tabs on your financing, setting the closing, and making sure that you have all the information you need to set up your new utility accounts. We can also connect you with other local business and service providers if you need them.

The Closing
On the day of closing, you’ll have the opportunity to walk through the property one last time to ensure that it is in the same condition as when you made your offer and that it is free and clear of the seller’s personal property. Then there’s the moment you’ve been waiting for… you sign the paperwork and we hand you the keys to your new home!
